										<content:encoded><![CDATA[<p>RG Strategic have had a combined Development Permit approved for 1 Link Crescent, Coolum Beach. The permit covered a Material Change of Use and Operational Works (including operational works civil, landscaping works, stormwater drainage, driveway works and parking) to establish a Low Impact Industry Use for the site.</p>
<p>The subject site is located on the corner of Link Crescent and Quanda Road within the Coolum Industry Park. The site is currently vacant, and no improvements exist on site.</p>
<p>The proposal by development proponents Coolum Beach 2 Pty Ltd comprised a tilt slab building with four industrial tenancies plus a caretaker residence.</p>
<p>Each proposed industrial tenancies contain an open-plan workspace area, mezzanine floor, staff room, toilet and shower, kitchen, and balcony overlooking Link Crescent. The proposed Low Impact Industry Use comprises the following:</p>
<ul>
<li>1,023m² of gross floor area,</li>
<li>876m² / 52% site cover,</li>
<li>396m² of landscaping,</li>
<li>17 car parking spaces, and</li>
<li>6 motorcycle spaces.</li>

<p>&nbsp;</p>
<p>As part of the application, we requested several relaxations to certain requirements, including:</p>
<ul>
<li>a relaxation of the rear setback requirement, and</li>
<li>due to the existing encumbrances on the site (easements) and lot shape, a 2-metre wide landscape strip can not be achieved to the full length of the site’s street frontages.</li>

										<content:encoded><![CDATA[<p>In a surprise move, the Queensland State Government are relaxing laws preventing renting a secondary dwelling or granny flat to people other than immediate family.</p>
<p>The Deputy Premier and Planning Minister Steven Miles announced the surprise move yesterday (Thursday, 22 September), allowing Queenslanders to lease their granny flats on the rental market to create thousands of new housing options.</p>
<p>The initiative was suggested by stakeholders at a pre-housing summit roundtable last week to address <a href="https://www.rgstrategic.com.au/will-noosas-new-housing-strategy-deliver/">the housing crisis</a>.<span class="Apple-converted-space"> </span></p>
<p>Given the state&#8217;s housing shortfall urgency, the planning change will skip the regular consultation stages. Mr Miles said the government would revisit the policy in three years to assess its suitability properly.</p>
<h2>Our take on granny flat rentals</h2>
<p>As a <a href="https://www.rgstrategic.com.au/will-noosas-new-housing-strategy-deliver/">Noosa Housing Strategy Stakeholder Reference Group (HSRG) member</a>, I am certainly excited to see the details as they come through. It is great leadership from the state to take on board what local governments have advocated for over the past 12 months to address the current housing crisis.</p>
<p>We are yet to see the fine print, but we expect this initiative to be enacted similarly to the planning instruments used during COVID-19, including an amendment or inclusion within the State Planning Regulations.</p>
<p>Each council will need to review the details as they emerge to determine what may be required to change within their own planning schemes.<span class="Apple-converted-space"> </span></p>
<p>It may be as simple as a) changes within definitions; b) to amendments of Performance and Acceptable outcomes that sit within their particular planning scheme.</p>
<p>Not every property will be a winner in this circumstance but it provides those properties that already have an existing secondary dwelling/granny flat to be able to commence this use shortly.</p>
<p>Existing secondary dwellings will need to comply with existing fire and building provisions.</p>
<p>If you are considering adding a secondary dwelling to your property be aware that the state government has foreshadowed a review of this change in three years.<span class="Apple-converted-space"> </span></p>

										<content:encoded><![CDATA[<p>Sunshine Coast Council have just announced new incentives for new bars, theatres, nightclubs, or hotels in the Nambour Special Entertainment Precinct (SEP).<span id="more-1199"></span></p>
<h2>Development application and infrastructure fees halved</h2>
<p>The announcement includes the halving of development application fees for bars, theatres, nightclubs, or hotels in the Nambour Special Entertainment Precinct (SEP).</p>
<p>Council have also halved the infrastructure charges for developments in the area.</p>
<p>This means that for a 200sqm nightclub, for instance, the savings could be in the vicinity of $38,400. Not chump change.</p>
<p>The Nambour SEP was created to give operators greater certainty about their operating conditions, especially music venues.</p>
<p>For the Nambour SEP, it means venues are exempt from the amplified music noise requirements of the Queensland Government’s liquor licensing laws.</p>
<p>The SEP includes two buffer zones to protect surrounding neighbours from sound spill.</p>
<h2>Time and dollar limits apply</h2>
<p>The incentives are in place until June 2025 but are limited to a maximum of $10 million.</p>
<p>Incentive approvals are also granted on a first-in, first-served basis, so if you have been eyeing an opportunity in the Nambour SEP, it’s time to make your move.</p>

<p>The <strong><a href="https://www.sunshinecoast.qld.gov.au">Sunshine Coast Council</a></strong> has started the process of preparing for a new planning scheme that will drive planning in the local government area until 2041.</p>
<p>The planning scheme will guide future land use and development including setting local plan boundaries and how the Sunshine Coast will manage growth into the future.</p>

<p>The council has now opened up the initial consultation period for input from the public.
