Fact Sheet, Noosa Plan 2020, Town Planning
Noosa Council is proposing to amend The Noosa Plan for the Shire of Noosa. Draft amendments are currently on public display and the community is invited to provide feedback.
Submissions Close on 2 October 2015.
It is proposed to increase the minimum rear boundary setback for houses in an effort to protect the amenity of neighbours. While houses can be as close as 1.5 meters from the boundary now, depending on the size and dimensions of the lot, houses will be setback at least 3 meters with upper storeys setback further.
Noosa Council’s online Noosa Plan fact sheet asks:
“Will it be more onerous to build a house on an existing block?”
Their response is:
“In a word – maybe.”
Current requirements
The current requirements within the Noosa Plan for a Detached house rear setback is 1.5m for the first 4.5m of building height, then a further setback of 0.5m for building height to 7.5m in height.
The adjoining drawing now illustrates with the shaded area the proposed setback of 3m to a height of 4.5m, this means you have lost 1.5m in depth of previously developable land on your block.
The building footprint for your house to be designed within is now smaller on the ground.
Proposed setbacks
The proposed setbacks go even further with any building height over 4.5m to be setback a distance of 6m. This is illustrated showing the impact on the 2nd floor of this dwelling.
This set back will now remove 4m of previously developable space at a second-floor level.
It will impact on building design, orientation for views, capturing of natural ventilation and passive solar design.

RG Strategic was engaged by RLSSQ to redesign and seek the Food Premises approvals for our commercial kitchen and kiosk. Russell and his team at RG Strategic assisted with the project from initial planning, through to completion of work. Russel was well versed in council guidelines and requirements, and referred us to sources for cost-efficient suppliers, etc. The Food Premises project was completed quickly and passed Council inspection without any fuss. Thanks, Russell.

We engaged RG Strategic to help us with our liquor licence and food licence for our new venue Flo's Creperie in Mooloolaba. Having worked with Russell, Maree and Tracey during the launch of our Noosa venue, we already knew they were a highly professional and knowledgeable team. This time, however, they really went above and beyond, performing a few miracles along the way to ensure we opened up on time. We couldn't be more grateful for their arduous work and commitment. I highly recommend RG Strategic to anyone who needs assistance with planning matters, and I look forward to working with them again in future!

The team at Sum Yung Guys has been using RG Strategic for over 5 years now with the multiple ventures we have done. Russell is always our first call when we have any questions regarding licensing, town planning, compliance and complaints or council questions. RG Strategic have always been forthcoming in answering and assisting us at Godspeed. Nothing has ever been too big or small for them to assist and accomplish for us and will continue to work with to accomplish anything we require. We look forward to continuing our relationship and having them assist us in the future and would recommend them highly to anyone needing assistance. Team SYG

A great big thank you to Russell Green and all the guys at RG Strategic. The result you achieved for us with our complex town planning issue was exceptional. In obtaining the approvals for our restaurant refurbishment and outside area cover we will be in a position to be able to offer our patrons a much more comfortable dining experience. It was reassuring for us to have a town planning consultant with such a complete knowledge of the food/beverage and hospitality industries as well as a thorough understanding of all the technical aspects required to meet Noosa Council's strict approvals process. I would have no hesitation in recommending Russell and the team to anyone who requires planning or compliance services, particularly food premises in the Sunshine Coast or Noosa area. Once again thanks, Russell.
